The purpose of a foundation is to distribute the weight of a structure securely into the ground. Geotechnical endineering data regarding soil, rock and water conditions are used to design foundations with structural integrity. When foundation failure does occur, it is usually the result of differential settlement or heaving of the soil that supports the foundation.

Once your CHANCE certified installer has received the plan of repair from a qualified design group or individual, he can proceed with the repair. Remember, one of the best investments you can make is to get a soil boring on your property. This will enable the designer to determine what type of anchor and to what depth it must go to stable soil. Usually the installer will excavate a hole at each anchor location wide enough and deep enough to place a bracket under the foundation. The leading section of the anchor with the proper number and size of helices will be installed by a rotary installing machine. Extensions are added until the helices are at the proper depth and the predetermined torque is achieved. At that point the bracket is added, the load is transferred to the anchor, and the building can be stabilized or lifted according to the plan of repair.

The Perma Jack system is a patented process designed to stop settlement of residential and commercial buildings. It is a permanent, fast and economical solution. Installation is often accomplished without major excavation.
An opening is made adjacent to the foundation and enough dirt is removed so that the Perma Jack bracket can be placed under the foundation. This bracket, a strong structural weldment, is permanently installed under the foundation. Next, a pier formed from one or more pipe support columns is placed through the bracket. These pipe support columns are aligned and tightly connected by a column connector.
Hydraulic pressure is then applied to force the pier into the ground until it hits bedrock or equal load-bearing strata. The competency of the bearing material is verified by the very nature of the tested installation. Steel piers are positioned wherever needed under the structure to effectively support the foundation.
Pier spacing is 5 ft. to 10 ft. range depending upon weight of structure, construction of stem wall (i.e. poured concrete, concrete block, field stone, etc.) and general conditions of foundations/load bearing walls.
